Exclusive Bauhaus Villa on an existing basement
Customized living comfort across over 255 sqm
After the demolition of an old prefabricated flat-roof bungalow dating back to the 1970s, Meisterstück-HAUS realized this exclusive Bauhaus-style design on a spacious existing property. This individually planned, two-story new build – totaling approx. 255 sqm of living space – was erected atop the existing basement of the previous structure, which underwent structural optimization specifically for this purpose.
While the single-family home presents a rather closed façade on the entrance side, the southwest-facing garden side opens up with large, floor-to-ceiling windows, as well as balcony and patio doors. The floor plan and spatial concept of this cubic Bauhaus villa were individually tailored to the wishes of the client couple: In addition to the entrance hall – complete with a coatroom and guest WC – and the sun-drenched, open-plan living area spanning approximately 60 sqm and seamlessly combining the kitchen, dining area, and living room with direct access to the terrace, garden, and outdoor pool), the ground floor also features a separate guest area, equipped with its own coatroom and shower-WC. A single-story, cubic extension – situated above the double garage located in the basement – expands the ground-level living space to include a study of approximately 36 square meters, which also adjoins the terrace.
The upper floor of the house houses the private retreat spaces: From the gallery, one gains access to a second study on the north side of the house, as well as to the walk-in closet situated opposite; leading off from there are the master bedroom and a spacious spa area (approx. 29 sqm) featuring a bathroom and sauna. Floor-to-ceiling windows and a covered balcony – spanning the entire length of the house – ensure an abundance of natural light and create a bright, welcoming living atmosphere on the upper level as well. In addition to a double garage, utility rooms, and storage areas, the basement also houses the home's technical facilities. In terms of heating technology, the house achieves maximum energy efficiency (german Efficiency House 40 standard) thanks to a ground source heat pump supplemented by a photovoltaic system with battery storage, thereby rendering it entirely independent of fossil fuels.
